Last edited 16/01/2021

  • Bookings are accepted from persons aged 18 or over and must be confirmed in writing/email.

  • A non-refundable deposit of 25% of the total cost to be paid within 7 days. The balance is due 4 weeks prior to arrival.

  • Please be aware of an intermittent phone signal within the area. There is a landline phone available for use.

  • For bookings made less than 4 weeks before arrival the total amount is payable.

  • The Property, Furniture, Fixtures, Fittings and Contents are of a very high standard and in order to maintain this we ask that at the end of your stay the property is left in a clean and reasonable state.

  • The hirer will be responsible for the cost of any breakages, damage or exceptional cleaning costs occasioned by any member of the party.

  • No hen or stag dos at the cottage under any circumstances.

  • The proprietors are not responsible, and cannot accept liability, for any injury sustained by any person or damage to or loss of any property brought onto the premises.

  • The number of occupants in the property must not exceed the maximum number stated for each booking.

  • The prices include all bed linen, bath and hand towels, tea towels, hot water, heating, electricity and basic cleaning materials and washing up liquid.

  • The cottages are available from 4pm on the day of arrival and in order that they may be cleaned we would request that they be vacated by 10am on the day of departure.

  • No disposing of cooking fats down toilets, and sinks. We are connected to a septic tank which can easily get blocked up and clearing such blockages isn't a pleasant task.

  • Pets should not be allowed upstairs in the property and in bedrooms.

  • The Hot Tub is unsupervised and therefore used entirely at your own risk. There are hot tub terms and conditions which can be found in the tray in the kitchen when you arrive and a guide to use the hot tub is also available.

  • In the event of inappropriate use resulting in chemical imbalance and the need to drain and refill the hot tub a charge or £50 will be made to the person who made the booking.

  • RE: Health and safety the hot tub is drained every few weeks. Please don't enter the hot tub wearing any fake tan etc. and use shower before entering.

  • If due to bad weather, the guest is unable to attend the cottage during their stay, the guest is not entitled to a refund of any fees paid and likewise aren't entitled to the rearrangement of their stay.

  • If the guest, due to bad weather, has to extend their stay, the guest will be expected to pay for any extra nights stayed at the standard seasonal rate.

  • We reserve the right to change our terms and conditions at anytime.

COVID Related Terms and Conditions  (16/01/2021)

  • If, due to COVID, the guest is unable to visit the cottage during their booked dates, the guest will be able to rearrange their stay. Reasons the guest are unable to attend could include but are not limited to a regional or national lockdown .If the guest refuses to rearrange their booking, the guest will not be entitled to a refund of either their deposit or any fees paid to date. The rearranged dates are at the discretion of the owner and should be comparable in price to that of their original stay, any excess should be paid by the guest.

  • Please note, the above does not relate to guest/guests who are self isolating or if a member/members of their party has tested positive for COVID. If this is so, the deposit or fees paid to date are not refundable and the guest is not entitled to the rearranging of their holiday. If the guest holds travel insurance we would expect they would be covered by that.

  • If a guest tests positive for COVID while staying at the cottage, they should self isolate at the cottage as briefed by NHS Track and Trace. They will be charged the standard rate per night for their extended stay.

  • If the guest needs to self isolate at the cottage, the guest is to inform the owner of their need to self isolate so they can inform and confer with other guests who's stay may be affected.

  • If a guest needs to self isolate, future guests who's stay may be affected by such are entitled to a full refund or the rearrangement of their stay, whichever is preferable.
